Hi Mark,

It's a matter of your judgement based on how the entry of data is being carried out.
If you are importing the data then you don't need to change anything.

If the data are being entered manually then you would benefit from having ComboBoxes for Fields that have many instances of the same value.
The obvious Fields are CityTown, StreetType, SoilType and ZoningDesignation.
Each ComboBox would have an underlying Table containing the possible values, and use the NotInList Event of the ComboBox to allow or not the addition of new entries.

The Field SpecialFeatures is an oddball. It could have mutiple values like "Pool Jaccuzi Sauna Disabled Berth" in which case you would need to have a OneToMany link to SpecialFeatures Table that would the formal way of Normalizing the database.
