I'm working on Property management as well, for myself I've added a field to the contact table which delinates what type of contact... Vender, client, tenant, and Friends&Family.
I do have a many to many relationship between contract groups, and members of the groups as people may be in multiple contract groups, ie. vender and client... Or when a tenants swap roommates, etc...
